Briahaze is a family business specialising in building new homes, based in a village to the north of Ripon, in North Yorkshire. The family building business is run by Jonathan Kitching, having taken the’ trowel’ from his father who started Briahaze in 1988. Jonathan descends from a long line of builders and can trace his building ‘foundations’ back 7 generations, to estate masons for Thorp Perrow and Clifton estates near Masham.

Jonathan’s father Brian left school on his 15th birthday to work for his father who had always been involved in building and construction; from work on farms, building sheds and maintenance work, to house extensions, hotel renovations and new builds. He also built runways during the war. Brian worked with his father and brothers in the family business, and later in partnership with one of his brothers undertaking all aspects of building work. Wanting to concentrate on new house building Brian started Briahaze. He bought his first plot with foundations at Raskelf, near York. The house sold the day it was finished and the business grew from there.

Jonathan has always worked with his father from being a young boy, in all school holidays and at weekends, and started full time after completing his degree in 2001. They have now built over 100 homes between them, and Jonathan, having 3 young sons, hopes to carry on into the next generation.

Jonathan has learnt a lot from his father and developed many of building skills working with him and the many local trades and subcontractors over the years. But with ever evolving building regulations and technical changes and the constraints now on any business he is advancing forward with a traditionally built home to optimum modern standards, and is constantly learning and developing methods to make each house better than the last. He prides himself on high standards. Jonathan works on site most of the time to oversee the exacting build, and the subcontractors that work with him share the same ethos. Home buyers get a personal service and a well thought out and carefully crafted home. This hand’s on approach to the whole process gives unrivalled confidence to any purchaser.

Briahaze builds locally to where Jonathan lives and over the years has completed a wide range of exceptional and unique new homes: houses, bungalows, flats, shops, barn conversions, converted listed buildings including a Wesley Chapel and an old public house. We build in carefully chosen, desirable locations such as Ripon, Kirkby Malzeard, Masham, Winksley, Sharow, Leeming Bar, Raskelf, Grewelthorpe, Little Fencote, Thornborough, North Stainley, Bridge Hewick, and FellBeck; and hope to contribute positively to the local area.

How we differ:

We use the same teams of local highly skilled Subcontractors on every site. Our team works well together and understands each other’s roles in the build. We also work with select partners and local suppliers to source fixtures and fittings such as top quality kitchens from David Charles and excellent ranges of bathrooms suites from Simply Bathrooms.

Our ‘fabric first approach’ makes an extremely thermally efficient home; exceeding national and local regulations. Very high levels of insulation are especially focused in the external walls, as this forms such a big part of the surface area for the building. Loft insulation is also a focus and is installed at optimal thickness for maximum thermal gain. Thick insulation in installed under the floors as well, with underfloor heating downstairs to all properties. Water pipes encapsulated in a screed is a very efficient heating mechanism and is lovely underfoot, especially on tiled floors. Our belief is that with excellent insulation of the house heating costs, now and in the future, will be kept to a minimum for that property.

We install LED and low energy lighting throughout the home. All our new homes are pressure tested for thermal loss, and we achieve optimum results for this, much more than is needed to ‘get by!!’ Windows and doors are triple glazed to support a quiet and efficient home, and toughened glass is used for security. Multi point locks, anti-lift hinges and anti-prise hinge bolts, and security alarms are installed to all our new homes.

Jonathan prides himself in attention to detail and an exceptional level of personal service: details such as splitting the cold supply to the showers, so more than one person can shower at once without temperature fluctuation, and dramatic loss of pressure; numerous sockets, TV and BT points well spread around the home; efficient and controlled heating – 4 zones underfloor heating, radiators, towel rails and hot water, all on separate times clocks and thermostatically controlled.

Everything is new and completed to an exceptional standard but specification may vary depending on the cost of your home, size, layout etc. All required warranties and certification provided; the build is quality assured as we are an A1 NHBC registered house builder and also regularly inspected by local building control. While maintaining budget and price range, we do not cut corners and would not compromise just to save a few pounds. We want you to be happy with your new home.
